Tenant Improvements & Alterations

Tenants in an office building will from time to time request permission to make alterations (or other physical improvements) to their premises. To ensure the quality of such work, requirements for contractors, trades and other service companies performing construction work on behalf of the tenant have been established.

Remodeling

Prior to Commencement of Work

Tenant will make no alterations, decorations, installations, repairs, additions, improvements or replacements that change or alter the structural integrity or square footage in, to, or about the premises without Management's prior written consent, and then only by contractors or mechanics approved by Management.

Space plans and construction plans for remodeling your suite require review by the following parties in advance of commencement of any work: Lincoln Harris, CSG, Architect of Record, Electrical Engineer of Record, and Mechanical Engineer of Record.

Tenant's general contractor and contractor's sub-contractors, are subject to Landlord's approval and must comply with the General Contractors' Rules and Regulations and the General Contractors' Insurance Requirements (opens in new window) stated herein . Additionally, all work is to be executed in accordance with Federal, State and local laws, codes, regulations and ordinances, including without limitation OSHA and other safety rules. Tenant's contractor shall be responsible for obtaining the Certificate of Occupancy.

Before any work is permitted to commence, tenant must deliver to the Management Office a building permit issued by the City. In addition, tenant must provide a copy of a valid contractor's license, insurance and workers compensation.

Tenant must provide written notice to Lincoln Harris, CSG ten days prior to the commencement of construction so that a Notice of Non-Responsibility can be posted. Additionally, tenant must provide Lincoln Harris, CSG with a construction schedule and notification of any modifications to that schedule. When applicable, job meetings may be instituted Lincoln Harris, CSG.

All demolition, removals and other categories of work that may inconvenience other Tenants or disturb building operations must be scheduled and performed before or after normal working hours defined as 8:00 a.m. to 6:00 p.m. Monday through Friday and the Management Office shall be notified 24 hours in advance of the commencement of the work.

Landlord will not be liable in any way for injury, loss or damages.

Inquiries, submissions, approvals and all other matters shall be processed through the Management Office.

Depending upon the nature of the alteration, Landlord may require that the premises be returned to its condition prior to remodeling upon lease termination.
