Cleaning Services

Quality janitorial service is a very important aspect of 3535 Market Street’s operation. Standard cleaning services are provided to tenants Monday through Friday and include dusting, emptying of wastebaskets, vacuuming of carpets, sweeping and mopping of hard surface floors, and cleaning and restocking of restrooms.

Janitorial services are provided after hours so as not to disturb our tenants during normal working hours. Please help this process by cooperating in the following ways:

  1. Accidents do happen. If something spills in your suite that requires immediate attention, please notify the Management Office. A day porter will assist you as soon as possible.
  2. Do not place any objects near or against trash receptacles if material is not to be disposed of.
  3. Boxes will not be thrown out unless labeled TRASH or BASURA.
  4. The Property Manager conducts frequent inspections of tenant areas to monitor the quality of our janitorial service and meets regularly with the cleaning supervisors to assess performance. We ask that your designated tenant contact notify the Management Office immediately with any comments or concerns regarding the cleaning services.

Carpet cleaning can be provided by GDI Services as an additional service. Please send in a work order request and a representative will contact you regarding pricing.

The windows of your suite are cleaned inside and out periodically throughout the year. Please call the Management Office for a schedule.

Above Standard Requests

Tenant requests for cleaning services above our standard provisions (such as interior glass cleaning or dish washing service and carpet cleaning) should be made in writing to the Management Office. Above standard services can be provided at an additional charge.

Daily Service

  • General offices and cubicles are to have trash and recycle bins emptied, liners changes as needed, work surface spot cleaned, carpet spot vacuumed, spills removed, and chairs neatly arranged.
  • Critical areas such as conference rooms, kitchens, receptionist areas and executive offices must be thoroughly cleaned each day.
  • A portion of the assignment must be detailed each day as described below.

Weekly Detailing

  • Weekly detailing requires each assignment to be broken down into five sections; one section will be thoroughly cleaned each night of the work week.
  • Items such as carpet, partitions, filing cabinets, desks, bookshelves, monitor tops, desk accessories, sills and ledges will require a thorough cleaning each week. Remove all cleaning defects such as dust, spots, streaks, residue, and in-fiber dust.

Maintaining a detailed cleaning schedule has several advantages:

  1. Enables a consistent level of cleanliness to be maintained throughout the site.
  2. Complaints are avoided by preventing substandard conditions and soil build-up.
  3. Provides a systematic way to thoroughly clean the building, as well as a means for supervision and management to inspect and provide feedback to employees.

Six Week Detail Schedule

Some items do not require a thorough cleaning each week; therefore rotate them into the weekly detail schedule as follows:

Week 1 Wastebaskets, ceilings, lights, vents and items above 6’
Week 2 Chairs, pictures, wall boxes and wall hangings
Week 3 Blinds and baseboards
Week 4 Wastebaskets, pictures, wall boxes and wall hangings
Week 5 Chairs, doors, walls and switch plates
Week 6 Side light glass, partition glass, pictures, wall boxes and wall hangings

Performance Feedback

The supervisor will inspect detailed sections each day and provide the employee with feedback and direction on items that need improvement.

  • Employees must correct blatant defects immediately; otherwise improvement is expected the very next day.
  • Evaluations conducted by an inspector will provide additional information on the condition of all the items we clean.
